A CLEAR WAY FORWARD

Less uncertainty.
More progress.

Great work starts before anyone steps on site. Our process brings your brief, budget and build into one coordinated plan.

YOUR PROJECT, STEP BY STEP

A good process
makes room for you.

You should understand what is happening, what comes next and where a decision is needed. We shape the sequence around your project, whether it is a new structure, an interior, a renovation or a waterproofing repair.

  • A shared understanding of the scope
  • Clear checkpoints for important decisions
  • Coordinated work from planning to handover

THE TECHNOCRAT PROCESS

Six steps.
One shared direction.

The level of detail depends on the work. The principle stays the same: agree the essentials, coordinate carefully and keep the next step clear.

Listen & understand the site

Tell us what you want to achieve, how the space will be used and what matters most. We review the available drawings and site conditions, discuss your priorities and identify information that needs to be checked.

Project briefSite observationsKey requirements

Shape the plan & define the scope

We turn the brief into a practical scope of work. Design requirements, material choices, dependencies and the proposed sequence are considered together, including any specialist input or approvals your project may need.

Defined scopeMaterial directionProposed work sequence

Review the estimate & agree the details

We discuss the estimate against the proposed scope, explain assumptions and identify exclusions. Before work begins, the scope, commercial terms, responsibilities and planned milestones should be understood and agreed.

Coordinate the build & check the work

People, materials and site activities come together in the agreed sequence. We coordinate the work, review workmanship at relevant stages and address practical issues before they affect the next activity.

Review progress & manage changes

We review completed work against the plan and discuss upcoming decisions. If the brief changes or the site reveals something unexpected, we explain the effect on scope, cost and timing so the next action can be agreed.

Inspect, complete & hand over

We walk through the completed scope with you, record any outstanding items and coordinate their resolution. Relevant care guidance and available project documents help you understand and look after your finished space.

BUILT ON COMMUNICATION

Better decisions.
At the right time.

Construction works best when information reaches the right people early. We encourage questions, flag decisions that affect the next activity and keep the agreed scope at the centre of the conversation.

Bring us your drawings, a few reference images or simply an idea. We will help you identify what is needed to move forward.

Tell us what you have in mind

BEFORE WE BEGIN

A few useful
answers.

Every project has its own details. Here is a helpful place to start.

What should I share in the first conversation?

Your project location, approximate area, intended use, preferred timeline and any drawings or photographs are useful. If you are still exploring the idea, share what you know and we can identify the next information needed.

Can you work on only part of a project?

Yes. Tell us whether you need engineering support, civil construction, interiors, project management, renovation or waterproofing. We can discuss a focused scope or how several services may work together.

How is the project cost established?

Cost depends on the scope, site conditions, quantities, specifications and execution requirements. An engineering calculator can help with measurements, but a project estimate needs a review of these details.

What happens if I want to change something?

Raise the change as early as possible. We review its effect on materials, completed work, cost and the programme, then discuss the revised scope before proceeding with the affected activity.

Do renovations need a site review?

A review helps identify the existing condition, access constraints and the work required. Some concealed issues only become visible when work begins; those findings need to be assessed and discussed as they arise.
